Emergency Lighting Install
Emergency Lighting Install for Commercial Properties
Ensure safe evacuation and total compliance with professional emergency lighting from UK Fire & Security.
We design and install emergency lighting systems for commercial and industrial businesses across the UK, ensuring your premises remain safely illuminated if the main power supply fails due to a fire or power cut. Without adequate emergency lighting, a sudden loss of electricity can lead to darkness, panic, and serious physical danger for your building’s occupants.
Operating fully automatically, our emergency escape lighting provides a high level of illumination to enable everyone to evacuate safely or terminate potentially dangerous processes. We ensure every installation meets current Building Regulations, local authority requirements, and the strict demands of The Regulatory Reform (Fire Safety) Order 2005.

Emergency Lighting Install FAQs
Understanding emergency lighting requirements can be complex, especially with strict fire safety laws and building regulations to navigate.
Below, we have answered some of the most common questions about emergency lighting installation and compliance to help keep your business safe and legal.
Is emergency lighting a legal requirement in the UK?
Yes. Under The Regulatory Reform (Fire Safety) Order 2005, it is a legal requirement for all commercial buildings, public premises, and shared areas of residential blocks to have adequate emergency lighting. It ensures that escape routes, changes in floor level, and fire equipment are clearly illuminated if the main power fails.
How long should emergency lighting stay on during a power cut?
In most commercial premises, emergency escape lighting must provide adequate illumination for a minimum of 3 hours following a mains power failure. This allows enough time for the safe evacuation of the building and for emergency services to sweep the premises if necessary.
How often should emergency lighting be tested?
Emergency lighting must be tested regularly to ensure it functions correctly in a crisis. You should conduct a brief functional test every month (often called a “flick test”) and a full discharge test annually, which runs the lights for their full rated duration (usually 3 hours). UKFS can handle your annual testing and maintenance for you.
How often should emergency What is the difference between maintained and non-maintained emergency lighting? be tested?
Maintained emergency lighting remains on continuously, operating as standard day-to-day lighting but staying illuminated during a power cut (often used in cinemas and theatres). Non-maintained emergency lighting is normally switched off and only illuminates when the main electrical supply fails. Both types charge their batteries from the mains when power is healthy.
