BS 8214:2026 is the current BSI code of practice covering fire-resisting and smoke-control doors, including their performance in use and maintenance.

How often should fire doors be inspected?
Inspection frequency should be based on the building, level of use, fire risk and relevant guidance. BWF guidance recommends periodic inspections at least every six months, with more frequent checks for high-traffic doors.
What is checked during a fire door inspection?
The inspection can cover the door leaf, frame, hinges, closer, locks and other hardware, glazing, gaps, seals, signage and visible damage.
Is it a legal requirement to inspect fire doors?
Fire doors must be appropriately maintained where they form part of the building’s fire precautions. Specific additional checking requirements apply to certain multi-occupied residential buildings in England.
Who can carry out a fire door inspection?
The person undertaking a detailed technical inspection should have the appropriate skills, knowledge and experience. FDIS provides a recognised certification scheme for competent fire door inspectors.
What happens if a fire door fails its inspection?
The defect should be assessed and appropriate action taken. This may involve adjustment, repair, replacement of components or complete doorset replacement.
Do fire doors need to be replaced if they are old?
Not necessarily. Age alone does not automatically mean a fire door must be replaced. Its condition, suitability, fire performance and maintenance history should all be considered.
Should fire door inspections be carried out on communal doors?
Yes. Fire doors serving communal areas should form part of the building’s fire safety arrangements and should be checked and maintained appropriately. In certain residential buildings over 11 metres in England, quarterly checks of communal fire doors are specifically required.
